Not sure if the tourism boom or Olympics will reverse it. The tourism boom in Japan has been going on for a few years, if there is some positive impact, it should be felt by now by AGT.<br /><br />I do like the freehold land, but I am not sure how much those land are worth should the golf business become unsustainable. Japan has a lot of abandoned houses in rural areas, and golf courses are often in rural places. More due diligence may be needed to find out land value, but its quite a chore since they have so many golf courses.<br /><br />The profit margin is currently not high. About 5% the last time I looked?
